How to Obtain Real Estate Investor Visa
One of the most common ways to obtain residency in the UAE is by purchasing residential or commercial property. The residence visa term is determined by the property value.

Residency is renewable as long as the property is owned by the resident. All family members are entitled for the UAE residency.
Real Estate Investor Visa Application Process
1. Choose a property
For a 2 year visa, the property value must be at least 750,000 AED. The property must be completed. For Golden visa, the investment amount is 2 million AED. There can be three properties, but in the same emirate. The building must be at least 50% completed.
2. Buy the property
Make payment under the contract and pay the state duty for registration of ownership (2-4%). Legal support of the transaction
takes 5-f weeks.
3. Get the title deed
Select a property. Legal support of the purchase deal, 5–f weeks.
4. Apply for a short-term visa
Purchase and pay for the property, including property registration fees.
5. Apply for a real estate investor visa
Submit the documents for the purchased real estate to the authorities and wait for approval.
6. Pass a medical examination
Before applying for the Golden Visa, a 6-month visa is required, taking 5–7 weeks.
7. Receive your visa and Emirates ID
Obtain your visa and Emirates ID. Recently, visas have become electronic, eliminating the need for passport stickers.
